The Barn started out as a hay barn, used for operations on the former dairy farm that is now Gilbertsville Farmhouse. It has since been re-purposed and redesigned with the most discerning bride in mind. The first redesign was our three unique and custom built all-glass barn doors, creating amazing views from inside the barn looking out to our fields and hillside. In the evening, the views into the romantic setting of the barn are priceless. From the barn's over 20 foot high ceilings drop stunning crystal chandeliers that contrast so beautifully with the rustic bare wood that make up our barn walls. Throughout the day, the sun peaks through the walls of the barn at different locations bringing a natural romantic lighting to your wedding. Eight elegant real wood ceiling fans circulate the air for your comfort and the comfort of your guests. Cafe lights add to the rustic elegance and romance of the day. The 2500 sq. ft. post and beam barn seats up to 200 guests and can be arranged according to different seating plans with our 20 rectangular 8-foot tables and 20 round 5-foot tables to create the wedding reception of your dreams.

The farmhouse has 4 bedrooms and 2 full baths, a side-by-side living room, family room combination and a large country kitchen with dining area. It is perfect for a large group or family.

Still stocked with much of its original equipment, this former milking barn turned lounge greets your guests with a hip vibe and an abundance of character.
The Milking Parlor is the original barn used for milking cows during the farm's former dairy operations. Today, it is a beautiful and hip lounge space designed for a multitude of uses. The parlor is used as a welcome and pre-ceremony mingling area for your guests as they arrive at the venue. Your friends and family will enjoy a welcome drink as they get comfortable and say hello to old friends and greet new ones. As they wait for ceremony time, they can sign your guest book, drop off their gifts and enjoy the company and the room. Beautiful indoor restrooms are also located in this barn.
The Milking Parlor is also used as an indoor ceremony option for those couples looking for an intimate, unique and very romantic ceremony alternative. This barn is especially fitting for an indoor cocktail hour with hay bale seating, mix-matched cocktail tables and numerous additional furniture pieces and artwork displayed throughout the barn.
This versatile space has been used for rehearsal dinners as well.
In keeping with our style and motto, Where Rustic Meets Glamour, it is only natural that we have decided to combine glamour and camping. It is with great excitement that we present to you ten (10) luxurious and elegant, yet rustic and rugged “Glamping” tents.
Our tents are custom made and carefully designed to give you a 320 square foot mini camping paradise. With 6-foot high walls, and luxurious bedding and furniture, you will enjoy every square inch. Each tent has five (5) large screened windows and a wood burning stove to make your stay cozy and comfortable during any time of year. Lit by bedside lamps and candlelight, the romance of your host wedding will carry on throughout the weekend.
Tents are situated close enough to each other to create a fun and festive atmosphere, but strategically placed to provide for privacy as well. Guests will also have access to luxurious bathrooms and showers, as well as a central gathering campfire area. Gravel lined and lit pathways complete our little glamping village.
For Glamping Guests: Stay in one of our luxury tents and celebrate with your host couple all weekend. There are many activities nearby and on site to enjoy. We have a pond, volleyball net, hammock park (yes, you read right!) and endless land to explore. Take pictures, play games, read, lay in a hammock, hike to the creek, visit a brewery, explore central NY, sing songs, make s’mores, star-gaze, gather, eat, drink and enjoy each others’ company.
Initial reservations are made through the host couple.
Arrive Friday by noon and depart by Sunday by noon.
Each tent is provided with linens and towels, however, there are no housekeeping services provided.

The Butternut Valley is gorgeous any time of year, but late spring, summer and fall cannot be topped. The lush greens of the spring and summer embrace you with all that nature has to offer and the fall festival of colors leave you breathless.
Our main ceremony site is an open field overlooking the Catskill Mountains. Along with breathtaking views, it offers stunning antique church pews for your guest seating and an arbor hand-built and given as a gift to the very first Gilbertsville Farmhouse bride and groom.
For those couples looking for a more intimate ceremony, our woodsy ceremony site is ideal. Your guests will be escorted to our hilltop where they will enjoy the amazing views of our entire farm, pond, barns and surrounding area. Then, through a tree stump-lined and candlelit pathway, they will enter a woodland wonderland, where they will bear witness to you and the love of your life making the promise of a lifetime to each other.
Our Milking Parlor is yet another ceremony space. With its hip vibe, intimate setting, and lounge style decor, this space is always ready to go and can be used as an indoor ceremony option at a moments notice. This always-ready option adds to the stress free atmosphere that Gilbertsville Farmhouse brides and groom love.

This optional ceremony site is an incredible edition to our property. In attempts to give our couples privacy, exclusivity, and options for their perfect ceremony visions, we designed a ceremony/photo-op site in the woods by creating a clearing that maintains our beautiful wooded property but also gave our couples the space to transform the forest into anything they dreamed it could be. The circular clearing welcomes you with fairy lights wrapped around our own chopped and hearty wood. The burlap carpet will lead you to this wonderland.
Not only is Gilbertsville Farmhouse beautiful, but we have the cutest pets too!
Coming from NYC, when our family discovered this slice of heaven in the mountains of upstate NY, we not only fell in love with the scenery and peaceful way of life, we fell in love with the land and its connection to nature.
We love animals but back in the city, we could only keep two small dogs as pets. Not for lack of trying, because we tried ducks, rabbits, and even hatched chicks but eventually brought them all to the farm for "a better life."
Since moving to the property, our brood has expanded and now Gilbertsville Farmhouse is a growing hobby farm. We now have five goats, Thelma and Louise, Marianne and Ginger, and sweet Lyla. We have two turkeys, Kate and Pippa, some ducks, a couple of roosters, lots of hens that lay fresh eggs every day and the sweetest barn cats you could ever meet.
Oh, and Mikey, of course, the city chihuahua turned country dog and loyal guardian of the whole pack.

Oxford Lakehouse is located on Lake Gerry in lovely Chenango County of Central New York. Beautiful and quiet, Lake Gerry is a privately owned lake, abundant with wildlife, surrounded by trees, quaint cottages and residences. The Lake Gerry community is located on a hill top surrounded by woods and farm land and only minutes from the town of Oxford.
Our 2 bedroom/1 bath lakehouse was fully remodeled in 2015 and decorated with new modern, yet warm and cozy furnishings. The best feature of the house is the wall-to-wall windows and patio doors that line the entire back of the home - you have lake views from practically everywhere! We are so close to the water that our own children have fished from our back deck!
The house has everything you need - linens, towels, cookware, dishware, utensils, and glassware. Dine while watching the sun set over the lake. Watch TV on our 65" high definition flat screen TV while enjoying the ambiance set by our built-in electric fireplace.
Outside, you can enjoy our deck, grill and outdoor dining area. After dinner, enjoy a glass of wine or make s'mores by the firepit.

Gilbertsville Farmhouse is located on the outskirts of the village of Gilbertsville, N.Y., in the Town of Butternuts.
The Butternut Valley is a picturesque valley in upstate New York. It is rich in history and landscape. The valley is located at the western foothills of the Catskill Mountains and is today still engulfed by the natural beauty its settlers were welcomed by. It is a place of lush farmland, flowing creeks, rivers and wildlife, surrounded by endless and majestic mountains.
In 1787, Abijah Gilbert, an Englishman, bought 1000 acres from landowner Jacob Morris. Abijah Gilbert was the first settler in what is now Gilbertsville. During the next century the village would grow into a significant focus for agriculture and a major stop for travelers. The coming of the railroads doomed Gilbertsville's small industries, but the enterprising villagers substituted a lively summer resort trade.
Today, buildings from all the various stages of Gilbertsville's development remain essentially unchanged. Its structures, the lack of modern intrusions, the small parks and many trees, all contribute to making this one of the most beautiful and historically intact villages in Otsego County.
In May 1983, the National Register of Historic Places recognized the entire village of Gilbertsville as a Historic District.
As you drive into Gilbertsville, you will notice the breathtaking Major's Inn. A historic former inn and tavern, she stands as the crowned jewel of the village's historic designation, with a pair of magnificent lions standing at her doors, guarding her history and beauty.

There are many fine restaurants, ice cream shops, apple and fruit picking, antique shopping, and the famous Cooperstown Beverage Trail, including Ommegang Brewery. Visit local farms, candy shops or view the entire area from a hot air balloon! Many local festivals take place throughout the spring, summer and fall.
